Roof Leak Repair — Smithfield

A tiled Smithfield roof that seven other companies had not stopped leaking. We traced it to damaged, poorly sealed flashing and sealed it with Sikaflex.

The issue

The homeowner had a leak from the day he moved in. Seven different companies came out and each guaranteed the problem was fixed, but after every rain the leak got worse. Over time the water rotted internal timbers and the plasterboard wall, and he had no choice but to cut out the damaged plasterboard and catch the drips in a bucket.

What we found

Another roofer had put the leak down to a "rusted valley". At our free inspection we found something different: the leak was coming from improperly sealed and damaged flashing, with the old sealing split and lifted and the gaps filled with dirt and moss. We photographed the findings so the homeowner could see what was happening on his roof without stepping onto it.

Work completed

  • Free roof leak inspection, with the findings photographed and explained
  • Cause of the leak traced to improperly sealed and damaged flashing, so the valley did not need replacing
  • Damaged and poorly sealed areas sealed with Sikaflex, which is stronger and more durable than silicone

Outcome

After the repair, a heavy storm with hail hit the property. The homeowner got in touch to say it was the first time the roof had not leaked since he moved in. Because the valley did not need replacing, he avoided a $4,500 job. We guarantee our services and follow up after the job to make sure you are confident it was done properly.
